Owners do not need a vague sales pitch when water is entering the building or a replacement budget is due. They need a roof file that explains what failed, what can be repaired, what belongs in maintenance, and what should move into capital planning.
How we write a roof file
The roof walk documents visible conditions with photos, notes, and assumptions. We look at seams, penetrations, drains, scuppers, curbs, coping, roof traffic, substrate clues, prior repair material, and weather exposure before recommending the next step.
Lubbock roof work has to account for high UV, dry heat, wind-driven dust, severe-thunderstorm rain, hail risk, and fast thermal movement. A Broadway office roof, a Texas Tech area building, a Lubbock Business Park warehouse, and a Reese Technology Center roof need different access and communication plans.
